The Hilton Marco Island Beach Resort is owned and operated by the Olshan Group. Our client, chose a delivery method of Construction Management with Cost of Work plus a fee without a guaranteed Maximum Price (GMP). The type of contract chosen was based upon the amount of unforeseen conditions that could potentially be uncovered while renovating a 30-year-old hotel. These improvements include replacing of all the public /amenity areas including; removing and replacing pool and deck, replacing the entire storefront, restaurant and kitchen, lobbies, meeting rooms, boardwalks and renovating (13) rooms to meet American Disability Association (ADA) requirements.
The exterior of the building is primarily storefront with a minimal amount of stucco walls. The type of structure consists of cast in place with structural steel components. Upon completion, the Hilton Marco Island Beach Resort restaurant has some of the best sunset viewing areas on the island. The exterior wall in the restaurant that faces the beach is made up of a Nana wall system which allows all the glass to be folded to the side with an unobstructed view of the ocean.
