The Moorings, Inc. is a not-for-profit organization that provides those 65+ in age with a community comprised of independent-living units, assisted living units, and skilled nursing units, along with all the corresponding services, such as wellness centers, gardens, community rooms, dining facilities, beauty salons, therapy and treatment services, etc. This project adds 29 new condo-type independent living units in three buildings ranging from three to five stories. The new living units totaling 184,000 square feet are constructed over ground floor covered parking with custom-built the interiors with finish selections, fixtures, cabinets, and appliances unique to each resident. The project is LEED® registered. The architecture blends many different exterior finishes and decorative/functional elements. The site is situated in the middle of an active and occupied campus so safety, noise, and space utilization considerations are paramount by the project team. The buildings consist of cast-in-place concrete, CMU, stucco, architectural precast stone, steel columns, aluminum trellises, aluminum sunshades and canopies, resin canopies, steel eyebrow canopies, poured concrete roof decks, flat roofs, metal and wood trusses, mansard roofs, elevated hardscape decks, paver balconies, and glass balcony guardrails. This project has been awarded LEED® Silver certification. The project team was also honored with the ENR Southeast 2013 Best Projects Merit Award in the Residential/Hospitality category.
